Michael Ruge: Why Banks Walk Away from Real Estate Development (And Who Steps In)
When you’re trying to get a real estate development off the ground, the first place most people look is the bank. It makes sense, right? That’s where the money is supposed to be.
But here’s what I’ve learned after years in this business: banks often walk away from the deals that matter most.
It’s not that they dislike real estate. They just have a very particular comfort zone. Banks love projects that tick all the boxes: predictable cash flow, stable markets, and spotless credit histories. The moment something looks a little uncertain, they get nervous.
I’ve seen developers spend months jumping through hoops, providing endless documentation, proving pre-sales, and offering ironclad guarantees. And what do they get? A loan capped at 50 or 60 per cent of the project’s value. That doesn’t go far when you’re trying to cover construction costs and get a project cash flowing.
The challenges don’t stop there. Shifting market trends, municipal approval delays, sudden interest rate changes – any of these can make a bank pull funding or impose stricter terms. I know a developer who secured bank financing, hit a snag with city permits, and suddenly the bank’s patience ran out. The loan was called early.
Down in the United States, it’s the same story. Banks reject projects in up-and-coming neighbourhoods because they fear gentrification risks. They withdraw funding if a developer’s credit score dips. In New York, a bank might be eager at first, but if construction costs balloon or the market cools, they step back. The developer is left scrambling for private capital or risking their entire initial investment.
So why does this keep happening? It comes down to risk management and strict lending standards. Banks are designed for predictability. They want established income, proven track records, and low perceived risk.
Early-stage development is different. It involves planning, approvals, land assembly, and moving before the project looks obvious to everyone else. That gap between what a project needs early and what a bank is willing to provide is where private capital becomes essential.
That’s where Michael Ruge and private lenders step in. When banks walk away, we offer more flexible solutions and a quicker path forward. Yes, it might cost a premium for that speed and adaptability, but for many developers, it’s the difference between a project moving forward and one that dies on the drawing board.
If you’re wondering why banks aren’t always keen to invest in real estate development, remember this: it’s not personal. It’s just not what they’re built for. And when they step aside, that’s where the real opportunity begins for private lenders.
