The 5.5-Year Waiting Game: Why Building Housing in Canada Takes Forever

I was chatting with my good friend Bruce Firestone recently—you might know him as the founder of the Ottawa Senators—and we got onto the topic of just how broken the development approval process is here in Canada. If you care about solving the Housing Crisis, you need to hear this.

Bruce told me a story that honestly still boggles my mind. When he was building what is now the Canadian Tire Centre, it took him 28 months to actually construct the building. That sounds reasonable for a massive arena, right? But here is the kicker: it took five and a half years to get through the planning and approval process.

Think about that. It took twice as long to get permission to build as it did to actually build the thing.

This isn’t just about hockey arenas. This is the reality for housing developers across the country. Whether you are trying to build a mixed-use community or a simple infill project, you are staring down a barrel of red tape, zoning chaos, and bureaucratic delays. When I talk to Michael Ruge about the Housing Crisis, this is the stuff we focus on. We aren’t just talking about interest rates; we are talking about a system that actively discourages building.

Bruce put it perfectly. In the States, especially in places like Florida, a developer gets a congratulatory call from the governor. Here in Canada, you often get a lawsuit from your own government. It is a “blood sport,” as Bruce says. You need moxy to survive it.

But here is the positive spin. We know what the problem is. We know that time is money, and when approvals take five years, costs skyrocket, which gets passed on to you, the renter or buyer. By talking about this, by sharing these stories, we can push for change. We need to streamline these processes so we can actually get shovels in the ground and tackle the Housing Crisis head-on. It is time to stop studying the problem and start building the solution.

Michael Ruge’s new book “Building Hope in the Housing – How to Solve the Rental Affordability Crisis” will be realeased this fall (2026).

It’s no secret that buying a home in Canada has gone from a “when” to an “if” for a lot of folks. Remember when your parents talked about saving up for a couple of years and then grabbing a modest little bungalow? Yeah, those days feel like ancient history, don’t they? But here’s the thing: understanding how we got into this mess is actually the first step toward getting out of it. And honestly? There’s plenty of reason to be optimistic.

So, what happened? Well, according to recent analysis, Canada’s housing market is at a genuine tipping point. Home prices have been racing ahead of incomes like a kid on a sugar rush, and the gap just keeps growing. The ratio of home prices to disposable income—fancy words for “how much house you can actually afford”—has ballooned way bigger than in places like the US or the UK. Ouch, right?

But here’s where it gets interesting. The crisis didn’t just fall out of the sky. It’s been brewing for years thanks to a perfect storm of supply snags and demand spikes. On the supply side, we’ve got zoning rules that feel like they were written in the 1970s, development delays that could try the patience of a saint, and so many regulatory hoops that builders probably dream in red tape. That means new homes take forever to get built, and when they do, they cost a small fortune.

Then there’s demand. Canada’s population is growing faster than a teenager in a growth spurt, thanks to immigration and folks moving between provinces. More people need roofs over their heads. Plus, investors have jumped into the game, treating houses like stocks instead of homes. That adds pressure that regular families just can’t compete with.

But—and this is the hopeful bit—none of this is irreversible. Countries like Germany and Japan have faced similar crunches and come out the other side with smarter policies. We can too. The key is making supply more flexible: cutting through zoning nonsense, speeding up approvals, and building smarter, not just bigger.

So yeah, it’s tough out there right now. But Canadians are creative, resilient, and pretty good at coming together when it counts. With a little political will and a lot of community energy, we can turn this ship around. Homeownership might feel like a distant dream today, but tomorrow? It could be a reality again. Keep the faith, eh?
